Main Responsibilities:

  1. Sets metal or wooden post in upright position in posthole.
  • Inserts metal tubing through rail supports.

  • Mixes and pours concrete around base of post or tamps soil into posthole to embed post.
  • Blasts rock formations with dynamite to facilitate digging of postholes.
  • Welds metal parts together, using portable gas welding equipment.
  • Cuts metal tubing, using pipe cutter.
  • Lays out fence line, using tape measure and marks position for postholes.
  1.  Aligns posts, using line or by sighting, and verifies vertical alignment of posts with plumb bob or spirits level.

Duties/Responsibilities:
The post holder will be responsible for: 

  1. Allocating rent reviews and lease renewals, some of which may be complex and/ 

or political and ensuring that the Council’s income from its Rent Roll is delivered. 

  • The establishment and delivery of commercial property management services 

which may include acquisitions, disposals, valuations (RICS Red Book Asset Valuations as appropriate), valuations and landlord and tenant, CPO (as occasion requires), any other valuation work such as rating as required. 

  • Act as the organisational lead on managing the Council’s Asset Valuation process, liaising closely with the Capital Accountancy team and Internal and External Auditors. Ensure that asset valuations are prepared to specification ensuring compliance with statutory regulations and requirements. 
  • Ensure the Council fulfils its statutory and   fiduciary responsibilities with respect to property valuation, property disposal and estate management. 
  • Ensure the team’s professional standards in fulfilling the Council’s statutory and contractual obligations as the Council’s position as landlord or tenant of property. 
  • Ensure that excellent and effective estate management and valuation records are maintained to fulfil the requirements of the Asset Management Framework, and to help inform the future direction of the Council.

The role of a Personal Advisor is both demanding and rewarding. It requires Personal Advisors to be a corporate parent for up to 22 young people, demonstrating friendliness, reliability, and good listening skills. Visit to young people age 18 and over take place at a minimum of 8 weekly. This pans out to be a minimum of 3 visits a week. Personal Advisors routinely initiate contact with young people and their network in between visits. Records of the visits are shared with young people and written up within 72 hours. Statutory reports are required whenever there is a significant change of circumstance. These are known as pathway plans. They are written in a personalised way with young people a minimum of every 6 months, which pans out to be one completed week.
